What is the process for building a custom home with Jenkins Homes?

How long does it typically take to build a custom home from start to finish?

Once we break ground, we strive to complete the project in 6-8 months. Of course, this all depends on Mother Nature!

Can I make changes to the home design once construction has started?

It depends, but usually, yes. Please be aware that we charge an industry-standard change fee.

Are you licensed and insured? What about your subcontractors?

Yes, we are licensed and insured, LA Lic #80114. And all of our subcontractors are licensed and insured under our policy.

I have a Realtor that I’ve worked with for years. How can they be included in the process?

We get it! Agents are protected. Please have your licensed Realtor call our office.

How much does it cost to build a custom home?

The cost depends on the size of your selected home plan, amenities, and land costs included. You can make adjustments to these items prior to or during the construction phase to ensure pricing meets your budget.

What payment schedule is required during construction?

The payment schedule, also known as the draw schedule, is itemized at the signing of the contract and is based upon the completed construction phases.

Are there hidden fees or unexpected costs during the building process?

We pride ourselves on our transparent estimating process showing all homeowner selected amenities and costs associated with those amenities. If you choose to make any changes to the originally selected amenities that results in an overage cost, we will discuss the additional cost and move forward after approval.

Do you offer financing options, or do I need to arrange financing on my own?

We do not offer financing. Please contact your mortgage lender for a pre-approval letter prior to scheduling an initial consultation.

How do you ensure the project stays within budget?

Our thorough estimating process that occurs prior to the signing of the contract ensures that all items are budgeted accordingly and accounted for.

What happens if there are market fluctuations in the cost of materials?

The vendors and subcontractors we work with daily are great at notifying our staff of upcoming market fluctuations to help us prepare for such cost changes and budget accordingly. If unexpected cost changes do occur without notice, our contract explains this process in great detail.

Do I need to obtain permits for my custom home, or do you handle that?

As your licensed and insured builder of record, we will obtain all necessary permits.

Are there specific building codes or regulations I should be aware of?

Rest assured, if you’re building in a neighborhood that has covenants and restrictions, we will strictly abide by them. No need to worry about securing them, either–that’s part of our job.

How do you handle inspections throughout the building process?

We work closely with the parish permitting offices and their officials to ensure all aspects of your home are built to code and pass the necessary inspections required.

What happens once the home is completed?

From the day you move in, we're here to make sure your home stays in great shape for years to come. Jenkins Homes, LLC offers a one-year warranty on workmanship, two years on plumbing, electrical, and HVAC systems, and five years on your home's slab and structure.

Can you assist with landscaping or exterior projects after the home is built?

All of our custom builds include a sodded yard, as well as any hardscaping or landscaping that’s part of our contract with you. We do not provide recommendations on additions or alterations post-closing, and cannot be held liable for the work of other contractors post closing.
